This website contains the most important information for tenants in connection with the complete renovation of the property at Kohlenweg 12.

Renovation

The building, built in 1975, is now showing its age. Numerous structural parts have come to the end of their useful life.

Examples include:

  • The flat roof is leaking and cannot be repaired. Water is already leaking into the flats below.
  • Spare parts for the lifts are no longer available.
  • A lot of heating energy is lost through the windows/façade.
  • Maintenance costs are rising with every passing year.
  • Due to the building pollutants, renovations in the flats entail high costs and, if carried out while the flats are occupied, pose health risks for the tenants.
  • Some of the water and sewage pipes are damaged and need to be replaced, which involves breaking through walls.
  • The power supply and distribution do not meet current standards.

All in all, the building no longer meets today’s technical and energy requirements.

The renovation will comprise the following steps:

  • The high-rise building will be stripped back to its supporting structure.
  • Contaminated elements will be removed professionally and the structure, including the parking garage, will be refurbished.
  • The building shell will be renovated to improve energy efficiency, and all building services (heating, ventilation, plumbing, electrical) will be modernised.
  • The heat supply will be reorganised.
  • The building’s interior will be fitted out to contemporary standards.
  • Communal green spaces will be created, and sealed surfaces and parking spaces will be reduced in the outdoor area.

Notices to quit and extension agreements

This means that all existing tenancies will inevitably have to be terminated by 30 April 2026.

We deeply regret this step and are aware that the termination will have significant consequences for tenants. That is why we offer all tenants the option of extending their tenancy beyond the regular termination date.

By signing and returning an extension agreement by 15 December 2025, the tenancy can be continued for a fixed term until 30 June 2027 at the latest. If no extension is agreed, the tenancy will end on 30 April 2026.

By signing the extension agreement, the tenant confirms to the owner that they will vacate the flat by 30 June 2027 without any further legal claims. In return, the owner grants the tenant 14 months to find a new flat. It also gives the tenant the right to leave the flat at short notice (within one month) without incurring any costs. The owner is obliged to ensure the continued operation of the property for the duration of the extension agreement.

Tenant support

  • Flexible termination of contract: The tenant may terminate the tenancy agreement with immediate effect at the end of any month in writing, subject to a 30-day notice period.
  • Housing offers from our own and external portfolios: The facility management company (Wirz Tanner Immobilien AG) manages numerous flats in Liebefeld and in the city of Bern as a real estate business. It will be happy to submit offers on request. In addition, an exchange has been arranged with other facility management companies to enable the provision of additional vacant rental properties where necessary.
  • Active assistance in finding housing: The experts at the facility management company are happy to help with applications – for example, by providing references, which are often requested by landlords or property managers.
